Identify the unit
Full service address, unit number, appliance type, brand, and model/serial photo if available.
For landlords & property managers
Give Leon the appliance details, access contact, and decision-maker information up front. Wonkeeland diagnoses the problem, explains the repair price, and proceeds only after the responsible party authorizes it.
A predictable handoff
The fastest rental-property calls begin with clear responsibility for access, authorization, and payment.
Full service address, unit number, appliance type, brand, and model/serial photo if available.
What it does, when it started, any error code, leak, noise, smell, or breaker behavior.
Provide the person who will be on site, a working phone number, and any gate, pet, parking, or entry information.
Confirm who can approve the repair and who is responsible for charges before the visit.
Before scheduling
Copy this list into your work order. The more complete it is, the less time everyone spends chasing basic information.
What to expect
The diagnostic visit is $89 and is separate from the repair. After testing, Leon explains the problem and gives the complete repair price before work proceeds.
An additional appliance must be at the same address and handled during the same visit. Unusual access, removal, or other work may affect the quoted price.
Occupied units
Wonkeeland does not assume permission to enter a rental because a work order exists. The owner or manager is responsible for lawful notice and for arranging an authorized adult to provide access unless a different plan is specifically confirmed.
Share the confirmed window with the tenant or on-site contact and make sure their phone can receive a call or text.
Remove stored items around the appliance. If a stacked or built-in machine needs special access, disclose that before the visit.
Keep pets out of the work area and identify leaks, damaged flooring, electrical concerns, pests, or other conditions before arrival.
A tenant may provide access without being responsible for approving or paying for a landlord-owned appliance repair.
Good records save money
Keep the model and serial number, purchase or installation date, prior repairs, warranty information, and a clear photo of the machine. When the same property needs service later, you can distinguish an old recurring problem from a new one.
“The dryer runs but the clothes stay cold” is more useful than “it needs a heating element.” Error codes, sounds, smells, leaks, and the exact sequence of events help Leon test the right system without anchoring on a guessed part.
Common questions
A tenant can help coordinate access, but the responsible owner or manager should make the payment and repair-authorization arrangement clear before the visit. Call Wonkeeland if the tenant will be the only person on site.
Yes, when time and the schedule allow. The first diagnostic is $89 and an additional appliance at the same address during the same trip is $45. Describe every appliance when scheduling so enough time can be planned.
Make the approval contact reachable during the appointment and tell Wonkeeland in advance who has authority. Leon will not assume that the person providing access can approve the expense.
Those arrangements are not promised by this page. Discuss payment, documentation, keys, entry, and any company-specific requirements with Wonkeeland before scheduling.
Washers, dryers, refrigerators, freezers, dishwashers, ranges, ovens, cooktops, and selected built-in or over-the-range microwaves. Countertop microwaves and other excluded equipment are not part of normal service.
You still receive the diagnostic information and can choose replacement. The diagnostic fee remains due, and the local appliance-disposal guide can help with the old unit.
